South Hadley borders Chicopee to the north and sits in Hampshire County, which is one of the reasons this base can honestly claim to cover two counties without stretching. It has around 18,150 people and it is a college town, because Mount Holyoke College sits in the middle of it.

The college shapes the calendar

Mount Holyoke is a residential college, which means South Hadley has the same twice yearly rhythm as Amherst and Northampton, just at a smaller scale. Late May the students leave and the off campus rentals turn over. Late August they come back. Both weeks are busy for anyone doing this work in the valley.

If you own student rentals here, the useful move is booking a slot in April rather than calling in the last week of May. That is not a sales line, it is just what the calendar does to availability across the whole region at once.

Two very different housing types

The village centers around the college and the falls have older, denser housing, some of it built for mill workers when this stretch of the river was industrial. Out toward the edges it is postwar and later suburban, single family, with garages, basements and sheds.

The result is a wide job mix in a small town. Third floor apartment clearances near the college, and shed and garage work a mile away.

The river matters more than you would think

South Hadley sits on the Connecticut River at the falls, and the older parts of town near the water have basements that take water in a wet spring. That is worth saying before a basement cleanout, because cardboard that has sat on a damp slab for years has no strength left and boxes have to be handled as loose contents rather than lifted.

Where there is damp there is sometimes mold. Light surface mold on stored items is ordinary and gets handled. Anything widespread on walls or framing is a remediation question, and a hauler who says so instead of loading it is being straight with you.

What the town does

The Falls and the Center are two different towns

South Hadley Falls, down by the dam, is the old industrial half. It was a mill village, the housing is older and denser, and the buildings were put up for people who worked within walking distance of the river. South Hadley Center, up near the college, is the campus side, with larger houses, more space, and the rental stock that serves Mount Holyoke.

For this work they behave differently. The Falls produces tighter access, older basements and more stairs. The Center produces student turnover, family homes and garages. Saying which end of town you are in gets you a more accurate quote than listing the furniture does.

What the college leaves behind

Student units generate a predictable pile: a mattress, a futon, a mini fridge, a desk chair and bags of clothing. Three of those five are covered by Massachusetts disposal bans. Mattresses and textiles since 1 November 2022, and the mini fridge as a white good with refrigerant in it, which needs certified recovery under federal law before it can be scrapped.

Which is a long way of saying a student clearance is not a load you can just tip, even though it looks like one. It needs sorting, and the mini fridges in particular carry their own fee, which is the item landlords most often forget to budget for.

When to book

Outside of the two college weeks, South Hadley is easy to schedule and same day slots are common, helped by the fact that it borders Chicopee. The exceptions are late May and the last days of August, when Mount Holyoke, UMass, Smith and Amherst College all turn over within about two weeks of each other and every hauler in the valley is committed.
