Hadley has 5,325 people and an unusual shape for a small town. It is prime Connecticut River farmland, some of the best agricultural soil in New England, and it also carries the Route 9 retail corridor that serves Northampton and Amherst on either side of it.
Farm property clearances
The agricultural side produces barn and outbuilding work, and it is not small. A working farm accumulates equipment, materials, tires and metal over generations, and a clearance is several truckloads rather than one.
Metal is the good news, because it goes to a scrap yard and lowers the price. Tires are the opposite at roughly $5 to $20 each, and farm tires are a separate quote entirely because they are enormous and often fluid filled. Count what you have before you call.
The Route 9 corridor
The retail strip through Hadley generates commercial clearances that a town of five thousand people would not otherwise see: store fittings, shelving, display cases, counters and racking when a unit changes hands.
Those jobs run on lease dates, often need a certificate of insurance for the property, and sometimes have restricted loading hours. Raise all three on the first call rather than on the day. The material is mostly metal, which goes to scrap and offsets part of the cost.
Student housing overflow
Sitting between Amherst and Northampton, Hadley carries a share of the student rental market, which means it also carries the late May and late August turnover. If you own units here, the same advice applies as everywhere in this valley: book the slot in April rather than during move out week, because every hauler in the region is committed at the same time.
What a farm cannot put in a truck
Agricultural properties collect a longer list of refused material than a house does. Pesticides and herbicides, old fertilizer, motor oil, hydraulic fluid, antifreeze, solvents and propane cylinders are all household or agricultural hazardous waste, and none of it can be loaded.
Sealed vessels are the other refusal. A fuel tank, a propane cylinder or an old oil tank cannot be moved until it has been purged and certified empty, and no scrap yard will take one either. Walk the barn once before a crew arrives and pull all of it into a single corner.
